After five years of deep conversations and dedicated work, Dakota Pacific Real Estate and Summit County have developed a plan that intricately meets Kimball Junction’s many needs.
We are ready to move forward and bring this world-class community to fruition, with its promise of improved regional traffic conditions, housing solutions for diverse resident needs, economic progress as a defined community, and a sustainable future for all.
Here is what you can expect from the future Kimball Junction:

Traffic Solutions
The current UDOT timeline to fund S.R. 224 improvements is more than a decade away. This project triggers a path for funding acceleration and creates carefully coordination between the timelines of project and the S.R. 224 improvement effort. The first phase will occur after the project is put on the UDOT Statewide Transportation Improvement Program (STIP) list.
From there, units will be built gradually in tandem with different checkpoints in the UDOT project, including:
• After a short-term traffic improvement is completed in the area
• When UDOT is 30 percent done with its project design
• When UDOT is 100 percent done with its project design
• When UDOT construction starts
Our development facilitates critical roadway improvements, including:
• Improved traffic flow and safety thanks to widened sections of S.R. 224
• Another exit near Junction Commons
• Stronger public transit access to reduce road congestion
This project is the traffic solution, not the problem.

Housing Resources
Today, over 17,000 people commute into Summit County each day because they cannot afford to live there. Our plan brings to the region much-needed housing for a growing population, including a balanced meld of affordable, attainable, workforce and market-rate accommodations.
Our affordable housing is a long-term housing solution for families and workers who cannot afford to live in Summit County. These units are 50+ year deed-restricted, which means they can only be used to serve this population. The plan will exclude fractional housing and nightly rentals.
• 340 affordable and attainable housing units to meet the needs of local workers and families
• Includes 100 deed-restricted attainable units for households earning between 100 percent and 120 percent of the area median income
• The remaining 240 are reserved for lower-income individuals or families
• 65 restricted for very low-income families earning an average of 44 percent of area median income
• 165 workforce housing units developed by Summit County
• 385 market-rate units over several phases, targeted for the local community — not wealthy out-of-state transplants


Community Investment
The project invests in the Community through:
• A senior care facility
• A flourishing town center
• $4 million contributed to community open spaces
• Transit center capture parking structure
• A new transit facility
• Civic amenities including a potential new library

This development is designed with environmental health in mind. Community members will enjoy an environment of wellness, from sustainable fixtures to scenic outdoor spaces.
